Habitational Programs

CMA Program Description

Coverage to be provided for each client in the CMA, Inc Real Estate Program. Please note that the program period is August 15 to August 15 or February 15th to February 15th. The annual premium will be prorated from the inception date to August 15 or February 15th, whichever is later.

Property Insurance:

  1. Building: meaning the building or structure including completed additions, fixtures including outdoor fixtures, permanently installed machinery and equipment, and personal property owned by the insured that is used to maintain the building or premise. Each location limit to be specified in the schedule. Covered cause of loss: Special form including flood and earthquake. Valuation: replacement cost. Coinsurance: NIL, Agreed Amount endorsement applies. AOP Deductible $5,000
  2. Business personal property: located in or on the building or in the open within 100 feet of the described premise including furniture and fixtures, machinery and equipment, stock, and all other personal property owned by the insured and used in the insured’s business and leased personal property for which the insured has a contractual responsibility to insure. Valuation: replacement cost. AOP Deductible $5,000
  3. Business income including rental value: including expenses to reduce further loss and civil authority. Civil authority coverage beings 72 hours after the time of the action and will apply for a period of up to 3 consecutive weeks. Valuation: Actual loss sustained for up to 545 days, subject to policy limit
  4. Ordinance or Law: Coverage A (loss to the undamaged portion of the building) included within the building limit; Coverage B (demolition cost) up to $5,000,000; Coverage C (Increased cost of construction) up to $5,000,000
  5. Flood and Earthquake: $5,000,000 subject to $25,000 deductible. Each loss occurring within 72 hours will constitute a single loss. Backup of sewers and drains are included in the definition of flood however will be subject to a $5,000 deductible. Excludes zones A, AE, V and X for flood
  6. Terrorism: available for certified acts

Appetite:

  • Luxury condominium, cooperative, rental and mixed use buildings
  • Territory: New York and New Jersey (Bronx subject to individual underwriting)
  • Must be 90% occupied
  • No Section 8 or Government Subsidized Housing
  • Must be Joisted Masonry or better – no Frame construction
  • No coastal locations for property portion but will consider for monoline GL
  • Coastal will be reviewed individually and subject to a wind deductible of 5%

Underwriting Criteria:

  • 5 years loss history
  • Completed data sheet
  • Must have 2 means of egress
  • HPD report showing no lead or mold violations and only minor A & B if any
  • Property Shark will be used to verify building information
  • ITV Requirements: JM $95/ NC $105/ FR $150
  • Minimum premium $10,000
  • Risk must not have been previously submitted to any of the providing carriers

Features:

  • Property policy has a per location limit of $25,000,000. Other markets available for higher limits
  • General liability is silent on lead and mold
  • Umbrella is follow form on lead

Rating:

  • General liability is based on unit count and square footage for merc and parking
  • Property is rated on value for respective construction
  • Boiler is rated per vessel + $35 filing fee
  • Umbrella is rated per unit and square footage for merc/parking
  • $300 inspection fee applies per location
